From late May through early August, the lower section of the estate turns into something you’d swear was staged. It isn’t. Our lavender field is a working planting that fills that corner of the property with colour and scent strong enough to carry up to the terrace.

Returning guests mention it before they mention anything else. It’s become the thing they associate most with this place — and frankly, so do we.

Set ten minutes on foot from the villa, through the olive grove. That distance is the point. By the time you get there, your phone feels irrelevant and the only schedule that matters is whether you want to swim before or after lunch.

The view from the pool is open countryside in every direction — the Tiber Valley, the distant hills of Umbria, no buildings, no roads, no noise. Sun loungers and shade are provided. What you bring is your own pace.

The terrace wraps around the south and west sides of the villa. It’s where most mornings start and most evenings end. Shaded dining, comfortable seating, and a panoramic view across the Sabina hills that catches both sunrise and sunset.

The gardens immediately around the house are tended but not fussy. We wanted a property that felt like it belonged to the landscape, not one that was fighting it.
